Capitol Hill Retail Site Sold for $6M

Five months after going on the market, a retail property at 206 Broadway Ave. E. has sold for $6.35 million, according to King County records. The seller was Ebright Trust, a family entity that acquired the property in 2005 for $1.2 million.

The seller was represented by Capital Pacific’s team of Sean Tufts, Kevin Adatto, Michael Horwitz and David Gellner.

The buyers were two LLCs associated with Dhruv Agarwal of Fremont-based True Fabrications, which designs and sells “beverage lifestyle accessories.”

The 12,800-square-foot site has a two-story building, with Subway and Highline Tavern as tenants.

City records indicate that Agarwal will renovate the 20,837-square-foot building and convert 7,000 square feet of basement parking into commercial space. That parking is currently accessed via a 5,000-square-foot surface parking lot on the east side of the property, which is zoned to 40 feet.
